Custom Home
Builder in Cincinnati, Ohio

Custom homes near Cincinnati that are actually custom.

Most people who call us about building in Cincinnati have one of three situations. They found a lot in Mason or Loveland or West Chester and they want to know what it will cost to build the home they have in mind. Or they are sitting on a teardown in Indian Hill or Montgomery and they are ready to do something with it. Or they have no land at all yet and they want a builder who can help them think through the site before a single line gets drawn.
Whatever your starting point, the process is the same. An in house architectural designer works with you directly from the first meeting. No outsourced design, no franchise templates adapted to look custom. OWC has built more than 500 homes across Ohio, and the same design-first approach that earned us Builder of the Year in Northeast Ohio is what we bring to the Cincinnati market.
One thing worth knowing: most Ohio custom builders do not build in Kentucky. Old World does. We build across Boone, Kenton, and Campbell counties, which means buyers in Union, Fort Mitchell, Fort Thomas, and Villa Hills can work with a Cincinnati-area builder who does not stop at the state line. If you have been told your lot in Northern Kentucky is outside a builder's territory, that is not the case with us.

How It Works

How Building a Custom Home in Cincinnati Works

Step 1

Start With the Conceptual Design Agreement

The $2,500 Conceptual Design Agreement (CDA) is where your project begins. It is not a deposit on construction. It is an investment in design clarity. Your CDA produces the Home Design Package: concept sketches, dimensioned architectural plans drawn by an OWC in house architectural designer, a 3D exterior rendering of your home, and an itemized cost proposal written line by line for your specific site and program. You will know what the home looks like and what it costs before you commit to build.

Step 2

Review Your Home Design Package

Once your Home Design Package is complete, you review it with your Design and Build Advisor. This is where you refine the direction, confirm the budget, and decide whether to move forward into the Building Agreement. The HDP is the foundation for everything that follows. It is not the complete design. It is the document that guides the complete design.

Step 3

Build

Once your Home Design Package is complete, you review it with your Design and Build Advisor. This is where you refine the direction, confirm the budget, and decide whether to move forward into the Building Agreement. The HDP is the foundation for everything that follows. It is not the complete design. It is the document that guides the complete design.

Frequently Asked Questions

How much does it cost to build a custom home in Cincinnati, Ohio?

For a standard Old World Custom Home in the Greater Cincinnati market, all-in construction cost typically falls between $260 and $360 per square foot. That figure reflects the complete scope of the project including site work, selections, and finishes at a quality level consistent with OWC's design standards. Homes with high-specification programs or complex sites can reach $400 per square foot or more. For a home in the 3,000 to 4,500 square foot range, the total investment commonly falls between $800,000 and $1.5 million. Final cost depends on your scope, your site, and your selections. OWC provides a line-by-line itemized proposal as part of the Conceptual Design Agreement so you have full visibility into where your investment is going before you commit to build.

Does Old World Custom Homes build on my lot in Cincinnati?

Yes. Old World builds on your lot anywhere across the Greater Cincinnati area, including Warren, Hamilton, and Clermont counties in Ohio. If you already own land, we will evaluate your site as part of the Conceptual Design Agreement process and incorporate your specific lot conditions into the architectural plans and cost proposal from the start.

Does Old World Custom Homes build in Northern Kentucky?

Yes. Old World builds across Boone, Kenton, and Campbell counties in Northern Kentucky. We work with buyers in Union, Burlington, Hebron, Fort Mitchell, Fort Thomas, Alexandria, Villa Hills, and surrounding communities. Most Ohio custom builders do not build across the state line. We do. If you own land or are searching for a lot in Northern Kentucky and want a custom builder who will work with you on both sides of the river, we are worth a conversation.

How long does it take to build a custom home in Greater Cincinnati?

The timeline from signed Conceptual Design Agreement to move-in day typically runs 12 to 18 months depending on the complexity of your home, site conditions, and permit timelines in your specific municipality. The Conceptual Design Agreement and Home Design Package phase generally takes 4 to 8 weeks. After you sign the Building Agreement, your project schedule is available online so you can follow the build in real time.

Do I need my own architect to build with Old World Custom Homes in Cincinnati?

No. Old World Custom Homes has in house architectural designers who work with you directly from the first meeting. You do not need to hire a separate architect before working with us. Your in house architectural designer is part of your project team from the CDA through the Building Agreement, which is one of the core ways our process differs from builders who hand design off to a third party.

What makes Old World Custom Homes different from other custom builders in Cincinnati?

The primary difference is the in house architectural design team. OWC's designers are not outsourced and the process is not adapted from a semi-custom template. Your home is drawn from scratch by an in house architectural designer who is accountable to your project from the first meeting through construction. The Conceptual Design Agreement gives you a complete design direction and an itemized cost proposal before you sign a construction contract. And OWC builds in both Ohio and Northern Kentucky, which most Cincinnati-area custom builders do not offer.

Where is the nearest Old World Custom Homes model home to Cincinnati?

Old World Custom Homes is opening a model home in Loveland, Ohio in May 2026, located at 10475 Harrison Road, Loveland 45140. Self-guided tours will be available 365 days a year with no appointment required. In the meantime, our Columbus model home in Powell, Ohio is available for self-guided tours and is approximately 100 miles from Cincinnati.

What is a Conceptual Design Agreement and how much does it cost?

The Conceptual Design Agreement, or CDA, is the first formal step in the OWC custom home process. It costs $2,500 and produces the Home Design Package: concept sketches, dimensioned architectural plans drawn by an OWC in house architectural designer, a 3D exterior rendering of your home's exterior, and a line-by-line itemized cost proposal. The CDA is not a construction deposit. It is the design foundation that tells you what your home will look like and what it will cost before you commit to build.
