Cleveland Custom
Home Builder
Building in Greater Cleveland, Ohio
Greater Cleveland has some of the most desirable custom home land in Ohio.
Building a custom home in Greater Cleveland means navigating a market unlike
any other in Northeast Ohio. Estate communities in Hunting Valley, Moreland Hills, and Gates Mills sit alongside established suburban neighborhoods in Solon, Aurora, and Chagrin Falls where infill and teardown lots have become the primary path to new construction. Cuyahoga County, Geauga County, and Lake County each carry their own zoning character, lot supply dynamics, and buyer expectations. What they share is a market where truly custom means something specific: a home designed to the lot, the neighborhood, and the way your family actually lives.
Old World Custom Homes has built across the Greater Cleveland area for years. Our in house architectural designers have navigated Hunting Valley estate setbacks, Pepper Pike infill constraints, and the architectural review requirements that come with building in established Cuyahoga and Geauga County neighborhoods. When your Design and Build Advisor sits down with you, they are not working from a generic
Northeast Ohio playbook. They know this market.

A Recent Custom Home
Custom Home Built in Pepper Pike, Ohio
| The Site Challenge This project came to us as an infill opportunity in an established Pepper Pike neighborhood. The lot had an existing home that was cost prohibitive to remodel and the clients wanted a modern interior without disrupting the architectural fabric of the street. The design had to feel like it had always belonged there while delivering everything a 21st century family needs inside. The Design Response Our in house architectural design team produced a Modern Farmhouse plan that draws from the historic architectural character of the neighborhood while opening the interior to the way this family lives. At just under 3,000 square feet with four bedrooms and three and a half baths, the home flows through a linear kitchen, dining, and great room arrangement that feels spacious without sprawling. A tucked away room off the great room gives the family a retreat when the open plan gets too open. The black glass larder anchoring the kitchen became one of the defining details of the finished home. |

How It Works
A clear process from first conversation to move-in day
| Step One The Conceptual Design Agreement Your project begins with the Conceptual Design Agreement (CDA), a $2,500 design investment that puts our in house architectural designers to work on your specific home. This is not a consultation. This is your first real step toward a home drawn to fit your life. | Step Two Your Home Design Package The CDA produces your Home Design Package: concept sketches, a site evaluation, dimensioned architectural plans drawn by your in house designer, a 3D exterior rendering, and a full itemized proposal so you know exactly where your investment is going before committing to build. | Step Three The Building Agreement and Construction Once you approve the Home Design Package, the project advances to the Building Agreement. Buildable drawings are completed, selections are finalized, and construction begins. Your project schedule becomes available after the Building Agreement is signed. |

Custom home building in Cleveland, answered
How much does it cost to build a custom home in Cleveland?
Custom homes in the Greater Cleveland area typically fall in the range of $260 to $360 per square foot all-in, covering design, construction, and standard finishes. Total project investment for homes in the 3,000 to 4,500 square foot range commonly falls between $800,000 and $1.5 million depending on the site, the specification level, and the scope. Your Design and Build Advisor will walk through a full itemized proposal during the design process so you have real numbers before committing to build.
Does Old World Custom Homes build in the Cleveland area?
Yes. Old World Custom Homes builds throughout Greater Cleveland including Pepper Pike, Hunting Valley, Moreland Hills, Gates Mills, Solon, Aurora, Chagrin Falls, Beachwood, and surrounding communities in Cuyahoga, Geauga, and Lake counties. Our Pepper Pike model home is open for self-guided tours with no appointment required.
How is Old World different from other Cleveland custom home builders?
Old World operates with an in house architectural design team, which means your designer and your builder are the same integrated organization. You are not coordinating between a separate architect and a separate contractor. The design-first process anchored by the Conceptual Design Agreement ensures your home is fully drawn and priced before construction begins. With 500+ homes completed and multiple national and regional awards, the track record speaks for itself.
Can I build a custom home on an infill or teardown lot in Cleveland?
Yes. Infill and teardown lots have become one of the primary paths to new custom construction in established Greater Cleveland neighborhoods. Old World has significant experience navigating the architectural review requirements, neighborhood compatibility considerations, and municipality processes that come with building in existing communities like Pepper Pike, Shaker Heights, and Chagrin Falls. Our design team understands how to create a home that belongs on the street while delivering everything modern inside.
What is the Conceptual Design Agreement?
The Conceptual Design Agreement (CDA) is the $2,500 first step in the Old World process. It engages our in house architectural designers to produce your Home Design Package: concept sketches, a site evaluation, dimensioned architectural plans, a 3D exterior rendering, and a full itemized proposal. The CDA produces everything you need to make a fully informed decision about moving forward with your Cleveland area custom home.
How long does it take to build a custom home in the Cleveland area?
A typical Old World custom home project from CDA to move-in takes approximately 12 to 18 months depending on scope, permitting timelines in your municipality, and selection finalization. The design and permitting phase typically runs 3 to 6 months. Construction follows after the Building Agreement is signed and permits are in hand. Your project schedule becomes available after the Building Agreement is executed.
Do I need to own land before starting with Old World?
No. Many Old World clients come to us before they have identified a lot. Your Design and Build Advisor can help you think through land options, evaluate lot suitability for your design goals, and connect you with resources to assist with the land search in your target Cleveland area communities. The CDA process includes a site evaluation once a lot is identified.
